Property Description

Haus Ludwig has a great location right in the heart of the charming Old Town of Partenkirchen in the historic Ludwigstrasse famous for its beautiful traditional houses decorated with alpine painted scenes or “Luftmalerei”. This was originally part of a Roman Road which linked Munich with Innsbruck and then onto Italy over the Alps.

The long winding street is home to the best Bavarian bars, art shops and restaurants, many with traditional Bavarian music and dancing. There are also great Italian, Turkish and Indian restaurants for variety. Cafes, a butchers, cake shops-Konditorei-, several bakers, gelateria, a fishmongers, a greengrocers, a supermarket and an Irish Pub and apres ski clubs, just down the road. We have have a ti ny local cinema. Plus bike rental, ski and snowboard shops, two catholic churches.

There is a weekly farmers market on Thursday mornings and often local parades and processions will go by the house. A breakfast buffet can be enjoyed every morning from 7am over the road at a local hotel should you get in too late to go to the supermarket.

The apartments are however are located in a quiet part of the street next to banks and the large sun terraces are on the side of the building facing the mountains and are really peaceful. Though my friend does run a specialist Bavarian craft beer boutique, the Bieraterie, under the apartments it is only for off site consumption! Qualified Bavarian and German Beer Sommelier hosted tastings and evenings available in the apartments on request!

Lovingly renovated in 2017- 2018, with a modern nod to the eccentric last King of Bavaria, Ludwig the Second, the house is composed of three large family friendly holiday apartments. Apartment Murmeltier ( Marmotte) is on the ground floor and has three bedrooms and two bathrooms, as does Apartment Steinwild ( Alpine Ibex) on the first floor above. The largest Apartment Roter Hirsch ( Red Stag) has seven bedrooms and and is spread over the second and third floors. All have great south facing terraces with panoramic views over the rooftops of Partenkirchen and the Karwendel and Wetterstein and Zugspitze ranges. The ski slopes can be viewed from the house.

The apartments can be rented separately or all together subject to availability to contain large groups of up to 42 guests. Do email me through clicking on the Booking button on the website with your personal requirements, so we can decide which option would suit your group best..Wheelchair access is only possible in the ground floor apartment. Children, babies and dogs are very welcome.

Haus Ludwig is fantastically central and yet also quiet in the evenings. The covered terraces with ample seating are situated at the back, south facing side of the house. All have great views over the rooftops of the Old Town with the whole mountain range of the Zugpitze in the background and as they are covered, can be enjoyed whatever the weather.

We do provide off street parking at the rear of the building. A car is not always necessary however, as the Deutsche Bahn main train station and the Zugspitzbahn are just a 10 minute walk and there are bus stops within 30 metres at St Sebastian”s Church. There are free local bus passes for all guests.

Great hiking, biking and snowshoeing trails start just along the Ludwigstrasse and it is only a 10 minute walk to the Wank Cable car and a 5 minute drive or bus to the Eckbauer and Hausberg lifts and the ski jumping stadium.

There is a heated ski cellar and boot room, as well as a free laundry facility with washer and drier for guests use.

Of course bed linens and towels are supplied at no extra cost. We do all our own laundry and use only 100% cotton sheets. Pillows and duvets are all hypoallergenic. The bathrooms are all new in 2018 and rather luxurious..

GaPa guest passes are part of the city taxes included in the price. With these every guest receives a free local bus pass- including a new bus route to Reutte in the Austrian tyrol, a free entrance to the local wave pool open in summer and winter and discounts on entrance to local sites such as the Partnach Gorge and local museums- one of which, the Werdenfelser local history museum is located just along the street.

The British owner- Suzanne Mayhew- has been running holiday properties in Garmisch for over 8 years and living locally for 14 years, so is happy to help you plan your stay. APARTMENT DETAILS

Appartement Roter Hirsch ( Red Stag) is on the second and third floor with a private connecting staircase which can only be used by guests of this apartment. There are in total 7 large bedrooms and three large bathrooms.

The normal capacity is for 14 guests based on two people sharing a room n but additional guests- maximum 20- can easily be accommodated using our sofa beds and camp beds. Babies in baby cots can always be accommodated in addition to the maximum of 20 guests.

PLEASE NOTE WHEN BOOKING THROUGH THE ONLINE CHECKOUT. The apartments are priced based on 14 people sharing and extra guest numbers are automatically calculated at 20 euros per night. However we supply baby beds- along with high chairs, toys, baby baths, changing mats etc at NO EXTRA COST so please do not add babies who still sleep in cots to the number of children when booking as this will incur unnecessary costs. Do just let me know in advance so we can set up the baby cots.

As this apartment was designed with large groups of family or friends in mind we have made sure there is a large kitchen fully equipped to cater for large groups and more than adequate space for people to eat together in the open plan kitchen diner- which also has great views over the mountains. For example we have two full ovens, a full size dishwasher, microwave, extra large friedge freezer,three filter coffee machines and teapots, a double sink, an island with the ceramic hob so the cook can be social whilst busy preparing the meal and more than adequate plates, utensils etc.

The u-shaped dining table with benches and chairs around was made to measure and there is easily room for 12-14 people to eat here with further stools at the ajoining breakfast bar and island for a further 6-7 guests.

The adjoining terrace has comfortable lounge polyrattan furniture for enjoying the views and can be used whatever the weather as it is covered by the sloping roof above.

The living area again has more than adequate seating, a large flatscreen TV with DVD player and a lovely woodburning stove for the winter evenings- wood is provided.
