THE HOUSE:

This house is located in a very quiet neighbourhood at the end of a dead end street (possibility for children to play outside). The house provides you a cosy, family friendly and warm environment with some typical wooden, Tyrolean style interior. You will have access to the whole house on your own, consisting of 106sqm living space, 3 floors, 3 bedrooms, 2 bathrooms, a living room (optional 4th bedroom) and an open kitchen with dishwasher and an open dining room, a private garden (closed by a fence), a terrace with sun blind, a barbecue, a private garage and a parking in front of the house, wireless internet, satellite TV. The house has as well a washing machine and a drier (please ask before booking in case you might want to use it).

THE LOCATION

The house is conveniently located on a hill in a small residential area above the village of Achenkirch. Distances are: to the village Achenkirch centre 2.2 km. To lake Achensee 2.3 km. Ski resort 800m. Cross country skiing tracks 400m. Ski touring 150m. The beach, a playground & beach volleyball courts 2.3 km. A golf course 2.7 km. Hiking, cycling, mountain biking & snowshoeing start directly from the house.

NOTE: This holiday house is normally used by a private family. We only opened to house for rent since May 2013. As a precautionary measure, unfortunately, we do not rent to groups of adolescents or stundents.

DETAILED DESCRIPTION OF THE HOUSE

The house was built in 1992 and is part of three small terraced house (the house is on three sides detached) and nestled in a quiet and well maintained neighbourhood with well-kept neighbouring houses in a traditional Tyrolean style (no ‘tourist residential blocks’). Besides the house is your garage and a parking. Children can play outside, as the road is a dead end road. The garden of the house offers wonderful views over the mountains – such as the impressive Seekarspitze (2053m altitude), the “Unnütz” (2078m altitude), to Achenkirch and the Achen valley.

Ground floor:

On the ground floor there are two bedrooms and a bathroom. Bedroom 1 has a large double bed and a large closet with plenty of storage space. Right next door is the bathroom with shower, toilet and pull-out drying rack / drying facilities. Bedroom 2 for one person with a single bed is also located on this floor.

Upper floor:

Upstairs you will find bedroom 3 with two single beds, and next to it a bathroom 2 with toilet and shower. On the same floor you will find the kitchen with 4 hotplates, oven, dishwasher, (small) freezer, electric coffee maker, toaster, and a dining table, a separate dining area and exit to the terrace and the garden.

Attic:

On the top floor there is a spacious living room with wooden floor and a cosy pitched wooden roof, a flat screen television, a few board games and some books (German). There is a large and high quality couch, which you can transform into a double bed (and what you need to do, if you use want to book the house for 7 guests. The living room can be closed with a door (entrance to the kitchen/floor below). So it can be very quiet. Please note however that the living room cannot be made darkened very well

TERRACE AND GARDEN:

There is a wooden and high quality garden furniture to be used on the terrace or in the garden, as well as a gas barbecue. On the terrace we recently installed a new electric sun blind, so you can relax as well during hot and sunny days. Additionally, in the garden there is a sandbox for children to play. The house has as well a private garage and a parking space in front of the garage.

PLEASE NOTE:

• House suitable for families, couples, retirees, and sports enthusiasts of all ages, but also those who just want to enjoy the house and the garden and the quiet surroundings in the Tyrolean Alps.
• Smoking and pets are not allowed.
• We prefer quiet guests (we have an excellent relationship with our local neighbours, and would like to assure it is quiet during night and no loud partying during the day).
• If you are not able to walk well, you need a car, as the house is on a hill.
• During winter is road to the house regularly cleared from snow – but snow chains for your car are strongly recommended.

DIRECTIONS:

BY CAR: From Munich city centre in 1h. 21 minutes from the house (87km). From Innsbruck city centre in 46 minutes to the house (54km).

BY PLANE: To Munich Airport (92km), or Innsbruck airport (60km). From there take a taxi – or the train.

BY TRAIN: To Jenbach / Austria (19km) from there take a taxi or bus to the station ATT “Achenkirch Zimmerei”. From there, it still 1000m to the house – including a steep hill to the house (not recommended with luggage). Alternatively, take the train to Lenggries / Germany (32km) or Tegernsee / Germany (35 km) and from there by taxi.
