is a well presented and comfortably furnished detached house situated in an elevated position, enjoying the benefits of both parking and good river views.  The accommodation is divided over three floors and is suited either to couples or families (with or without pets), and is within just a short walk of the town centre.Location The house is situated in Clarence Street (narrow and steep in places), just 5 minutes walk from the centre of Dartmouth.

VIEWS Excellent views over the town and towards the River Dart from the kitchen, living accommodation and twin bedroom.

ENTRANCE A footpath, including two flights of steps (41 in total), leads up a spacious hallway (on the middle floor) with lovely wooden bench – doors leads into the kitchen and living room whilst stairs lead both up and down to the bedrooms and bathroom.

KITCHEN /BREAKFAST ROOM The stylishly presented and recently refurbished kitchen has white units, laminate worktops, four-ring gas hob, electric oven, fridge & freezer, dishwasher, microwave and Nespresso coffee machine. A small wooden farmhouse table has two chairs and three stools.

SITTING/DINING ROOM The light and spacious sitting room has two double sofas, an armchair, large beanbag, 32″” flatscreen TV (with Freeview and complimentary 'Netflix' package), DVD player and radio/cassette. The dining area has large table and chairs to seat six, whilst sliding glass doors lead out to the balcony.

BEDROOMS Three in total. On the lower level is a double bedroom with King-size bed, bedside tables, fitted wardrobes and newly refurbihsed (2015) en suite with shower cubicle, w.c. and wash-hand basin. Also at this level is a second bedroom with double bed, bedside units, wardrobe and chair. On the upper level is a twin bedroom with two single beds (that can zipped together to create a super-King size bed), bedside tables, fitted wardrobe, chair and good river views. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.

BATHROOMS In addition to the en suite (above) is a delightful and newly refurbished (2015) family bathroom on the lower floor, with bath, shower (over), w.c., and wash-hand basin. There is also a CLOAKROOM at ground floor level with w.c. and basin.

OUTSIDE There are two large, enclosed garden areas plus a large patio with table and six chairs. Barbecue available.

PARKING Car port available with space for one large or two small cars

DART MARINA SPA MEMBERSHIP Guests can enjoy the use of the luxury facilities of the Dart Marina Health Spa, including indoor pool, steam room, Jacuzzi, gym and beautifully designed relaxation areas. Please check directly with the Spa for opening times and for restrictions on when children can use the pool. Beauty treatments from Elemis are available, which should be pre-booked to avoid disappointment, with 10% off for those staying at Moonrakers.
