is a cosy, comfortable and delightfully quirky holiday cottage, refurbished and equipped in 2016 to a very good standard throughout, and ideally positioned for quick and easy access to/from the town and local sandy beaches. The unusual layout of accommodation over three levels includes three bedrooms sleeping up to six guests comfortably, two bathrooms, a snug and a lovely sitting room with wood-burning stove, making this a perfect cottage retreat for families or couples at any time of the year.Location The cottage is towards the centre of Buckley Street, just a few short steps from Salcombe town centre and picturesque Fore Street. The famous harbour and estuary, popular with sailors and other watersports enthusiasts, is within 50m or so of the cottage, whilst the beautiful beaches of East Portlemouth and Millbay can be accessed via a small passenger ferry that runs from the town all year round.

ENTRANCE A stable door leads directly in from Buckley Street to the sitting room.

SITTING ROOM A cosy and well presented area with original cottage features including exposed stone walling and ceiling beams, and Karndean flooring. The room is cleverly furnished with large L-shaped sofa, matching poufee/coffee table, attractive armchair, flatscreen TV with Bose soundbar, and feature fireplace with wood burning stove.

KITCHEN /DINING ROOM The living area opens into a well equipped kitchen with fitted units, wooden worktops, gas cooker (four-ring hob and oven), dishwasher, microwave and fridge (a small freezer sits in a cupboard in the sitting room). The dining area has a wooden table with bench seating. A door leads through into a BOOT/UTILITY ROOM with washing machine, tumble dryer, Belfast sink, bench and coat hooks. Door out to rear yard (with stone steps up to parking), and access internally to the shower room, bunk bedded room and master bedroom (via narrow stairs).

BEDROOMS Three in total. The master bedroom (at first floor level and to the rear of the cottage) has a brass-framed King-size bed, bedside units, hanging rail and chest of drawers. At ground floor level (below but adjacent to the master) is a childrens' room with bunk beds and drawers. Also on the first floor (but accessed via a different set of steep stairs, and at the street/front end of the cottage) is a further bedroom with double bed, bedside tables, fitted wardrobe and cupboard. A flight of narrow stairs lead up from this bedroom to a cosy SNUG built into the eaves, with large TV, Blu-ray DVD player and comfortable leather sofa. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BATH/SHOWER ROOMS At ground floor level (next to the bunk bedroom) is a mostly tiled shower room with corner shower cubicle, w.c. and wash-hand basin. A further family bathroom (adjacent to the double bedroom) has a bath, hand-held shower, w.c., wash-hand basin and heated towel rail.

PARKING Off-road parking on small drive to the rear of the cottage for one car (accessed via Church Street). A flight of stone steps lead down to the back door.

OTHER INFORMATION Attractive engineered oak flooring in most rooms with carpet in bedrooms and on stairs. Gas fired heating and hot water. Wireless broadband internet is available. Strictly no smokers or pets permitted. For reasons of comfort the cottage is only available for a maximum of six people with no more than four adults.
