Boats, canoes or paddleboards can be launched nearby for delightful water trips to the towns of Salcombe and Kingsbridge, as well as the village of Frogmore with its excellent bakery, and pub. The stunning Start Bay coastline, with miles of beautiful beaches and coastal path – for spectacular walks through the villages of Torcross, Beesands and Hallsands, and on as far as the Start Point lighthouse – is just a short 10-15 minute drive away.

ENTRANCE A flight of stone steps lead up to the entrance hallway at first floor level.
SITTING/DINING ROOM This light and sunny open plan living space is very comfortably furnished with a three seater sofa and armchairs, wood-burning stove, television with Freesat, DVD player and Wi Fi. The room has French doors leading out the first floor balcony. The dining area has a table seating ten comfortably.
KITCHEN S The dining area leads through into the main kitchen which is fully equipped with fitted units, electric range cooker (with five ring hob and two ovens), two fridges & one freezer, integrated dishwasher and microwave.A second kitchen at ground floor level is similarly equipped but has one fridge, microwave a washing machine and tumble dryer.
BEDROOMS Five in total, of which three are on the first floor. The en suite master bedroom has a King size bed, bedside units, wardrobe and drawers. The en suite has a large shower cubicle, wash-hand basin, w.c., heated towel rail, and light. A second double room also has a King-size bed, bedside units, fitted wardrobe and drawers, whilst the third bedroom at this level has bunk beds (SUITABLE FOR CHILDREN ONLY). Two further bedrooms on the ground floor include a twin, with two single beds, bedside unit, fitted wardrobe and drawers, and another with a double bed, bedside units, wardrobe and drawers. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied. Travel cot available (no bedding provided).
BATH/SHOWER ROOMS In addition to the en suite shower room (above) there are two further family bathrooms, one on each floor. The first floor bathroom has a bath, separate shower cubicle, wash-hand basin, w.c., and heated towel rail. The ground floor bathroom is fitted with a bath, wash-hand basin, w.c., and heated towel rail.
CONSERVATORY At ground floor level is a spacious, sunny conservatory (adjacent to the kitchen, and accessible from the parking area) with two-seater sofa, television/DVD player table and chairs. Doors lead out to the lower sun terrace.
OUTSIDE There is an area of paved terrace to the front and side of the house, with large table and chairs this extends to a private garden and orchard which surrounds the house. The South-facing first floor decked balcony also has a table and chairs, and views over the village.
PARKING A very good sized open driveway provides off road parking for up to four cars and a boat trailer.
OTHER INFORMATION The house is fully double-glazed and enjoys the benefits of central heating and hot water. Strictly no smoking permitted but one well behaved dog is allowed (possibly two depending on breed). A Canadian canoe is available for guests use (at own risk) – there is also a small selection of life jackets, crab lines, buckets and nets available.
