Gara Rock with its refurbished hotel and coastal beach (with steep walk) is a delightful 20 -25 minute walk and provides access to the SW Coastal path for fantastic walks. East Prawle (pub, shop and café) and South Pool (pub) are a few miles away

VIEWS Stunning views across acres of countryside and farmland as far as the Dartmouth water tower in the distance from the first floor bedrooms in particular. Very pleasant views also from the sitting room, dining room and garden/terrace.

ENTRANCE From the gravelled driveway, a short walk leads to the side entrance door with level access into a sunny atrium. This in turn leads into the hallway which extends through to all other rooms on the ground floor. The atrium entrance lobby is an ideal place for coats, boots and shoes and leads in turn to a CHILDRENS' DEN area with table football and (at mezzanine level) a further room with sofa and games etc.

KITCHEN /BREAKFAST ROOM On the ground floor is a stunning, contemporary kitchen with elegant fitted units, granite worktops, four-oven electric Aga (Winter bookings only), electric Aga cooker (with double oven), large Gaggenhau fridge and freezer (with icemaker and filtered water dispenser), integrated Miele dishwasher, microwave and iPod docking station/cd/radio. There is also a wooden breakfast table and chairs, and door out to the side terrace and garden. LAUNDRY ROOM Large laundry room with fitted units, integrated Miele washing machine and tumble dryer, and Belfast sink.

DINING ROOM A large formal dining area adjacent to the kitchen with teak table seating ten comfortably. There are also cupboards housing a variety of books, board games, DVD's and videos.

SITTING ROOM /SNUG A cosy dual aspect room at the front of the house with large sofa, armchair, feature fireplace, occasional furniture and television with Nintendo Wii.

STUDY/BEDROOM 6 At ground floor level is a study with leather sofa which can be converted to a King size sofa bed on request to sleep 12.

LOUNGE To the side and rear of the house is a spacious lounge with two large, comfortable sofas and additional seating to accommodate ten in total. The feature fireplace has a limestone mantle and slate hearth and is available for Winter bookings (logs supplied). Widescreen television with Freeview and DVD player, stereo with CD player and Yamaha piano (not for use). Doors lead out to the rear terrace and garden.

BEDROOMS Five in total, all on the first floor. The en suite master bedroom has a super-King size sleigh bed (6'), bedside units, wardrobe, drawers and stunning country views. The elegant en suite bathroom has a freestanding Bette bath (with hand held shower), separate shower cubicle with rain head and hand-held shower attachment, wash hand basin, w.c. and heated towel rail. (N.B. This bathroom can also be accessed from the first floor landing offering a 'Jack and Jill' entry option for families). A second double room has a King size metal framed bed, drawers, wardrobe and similarly lovely views. The third bedroom has a King size bed, bedside units and drawers. In addition there are two twin rooms (interlinking if required) each with two single beds, drawers and bedside unit. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BABY FRIENDLY FACILITIES A highchair, wooden cot and travel cot are available.

BATH/SHOWER ROOMS In addition to the en suite bathroom (above) there is a further shower room on the ground floor (adjacent to the study) with large shower cubicle, rain head shower with hand-held shower attachment, wash hand basin, w.c. and heated towel rail. On the first floor is a family bathroom with freestanding bath, hand-held shower, w.c., wash hand basin and heated towel rail.

OUTSIDE Lovely secluded gardens to the front, side and rear of the house, with good sized areas of lawn, flower beds, mature trees, shrubs and a walled terrace. The lower level garden features a childrens' wooden climbing frame with swings, slide and monkey bars. At one side of the house is South facing slate tiled terrace with garden furniture and Weber gas barbeque.

PARKING Off road parking on gravelled drive for 4-5 cars. Additional space for boat trailers available on request.

OTHER INFORMATION The accommodation is presented over two floors with all bedrooms (excluding the study/bedroom 6) on the upper level. The majority of reception rooms and communal areas have beautiful oak flooring with carpet in the bedrooms and ceramic tiles in the bath and shower rooms. The house enjoys the benefits of central heating and hot water. Wireless broadband internet available. Strictly no smokers or pets permitted.
