The lounge is a wonderful, spacious area with an open wood fire to relax in front of in the evenings whilst enjoying the quiet surroundings or a little television entertainment. The galley style kitchen is well fitted with a oven range and has a lovely view of the parish church.

On ascending the staircase, you reach the first floor landing where you find the principal bedroom with a lovely duel outlook of the countryside and church. The light filled second bedroom has a small double bed available. Also on this floor is the family bathroom with a full bath and a separate shower cubicle. Access to the third bedroom on the second floor is via a wooden ladder style staircase and there you find a cosy bedroom in the eaves with two single beds.

The front garden area is perfect to enjoy the balmy evenings in the summer and there is a BBQ available for those wishing to plan alfresco dining. There is also a small summerhouse available.

South Stoke and beyond

South Stoke is one of West Sussex's more remote feeling villages, it is a tiny hamlet in the depths of the countryside next to the River Arun, close to the wonderful historic centre of Arundel and its magnificent castle. St Leonard's Church is an attractive centrepiece to the tiny village and S77403 is located just in front of this. You can walk or cycle straight out the door onto great routes along the river and up into the downland too. It lies in the Arun Valley north of Arundel, at the end of a quiet road which loops along the west bank of the Arun Valley, passing the Black Rabbit pub along the way. This is great walking country, with the Monarch's Way passing to the north at Houghton Bridge and plenty of walks running alongside and around the meandering River Arun as it wends its way from Amberley down towards the next major bridge crossing at Arundel.

Arundel, two miles away, is a historic market town dominated by the symbolic castle. Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. The castle has been seasonally open to visitors for nearly 200 years. It is one of the great treasure houses of England and is home to priceless works of art in stunning rooms. Climbing the 131 steps to the Keep which dates from the 11th Century to take in the views over Arundel and The South Downs is definitely worth the effort.

Shop at independent boutiques, antique markets and art galleries or eat out overlooking the River Arun in one of Arundel's pretty waterside pubs, cafés and restaurants, there's so much to see and do. Plus, each year the town plays host to some of Sussex's most popular events, including Arundel Arts Festival, Arundel Food Festival and Arundel Cathedral's Feast of Corpus Christi and magnificent Carpet of Flowers. Arundel itself is very small and intimate: you don't even need to get in the car as nowhere in town is further than about 10 minutes walk!

Why not take the opportunity to visit the Arundel Wetland and Wildlife Centre? Located just 1.5 miles from S77403, this area is a series of naturalised lakes, ponds and channels each offer wetlands habitats for wildlife and wildfowl from around the world. Spot water voles from the boat safari, hand feed rare geese at World Wetlands and stroll gentle pathways to quiet spots to watch Sussex wildlife. Children will love the play areas and pond dipping which has a multitude of bird wildlife.

Further afield Climping Beach and Littlehampton's West Beach are only a short drive away. This is a beautiful unspoilt length of beach of Special Scientific Interest and at the eastern end beside the mouth of the River Arun is the West Beach Café built by local craftsmen using materials sourced locally. It is worth a visit, the fish and chips come highly recommended!

Goodwood and Fontwell racecourses are nearby along with the cathedral city of Chichester with its excellent Festival Theatre noted for not only the quality of productions but also the fact many world premieres are featured as well.
