There is a single bedroom with a window seat overlooking the patio, a master bedroom has a 5ft wooden framed bed , and the third bedroom offers the versatility of a 5ft double or 2ft 6in zip linked twin beds . To complete the ground floor accommodation there is a bathroom W.C. with hand basin, shower over the bath and heated towel rail.

From the hall, carpeted stairs wind up to the first floor and an attractive open plan living room with a beamed ceiling rising to the apex of the roof, tall triple aspect windows and polished timber flooring. There is a smartly fitted galley kitchen in one corner with views to the castle atop St Michaels Mount , an adjacent raised dining area , and a contemporary lounge settee with additional wingback chairs . A glazed door leads out to a timber railed balcony with views over the Bay towards Penzance and Newlyn ; ideal for enjoying the spectacular sunsets .

The storage heating and double glazing provides ample heating for all year round letting. From the entrance hall, half a dozen steps lead down to a lower lobby and the original front door providing a convenient short cut when exploring the town on foot. Young children and pets will require supervision outside as the patio is only partially enclosed. There is parking for one medium size car in a private garage (dimensions available on request); further parking is in the Kings Road public car park about 250 yards away.

The large, well maintained, memorial gardens adjacent to the property provide an additional quiet outside space for picnics and recreation and the splendid sandy beaches are only a 2 minute walk down the hill as are a selection of local shops, restaurants, pubs and art galleries. The rspb Marazion Marsh Nature Reserve is favoured by birdwatchers and the famous attraction of St Michael's Mount can be reached on foot over a causeway at low tide, or by foot ferry at high tide. The shopping town of Penzance , 3 miles, has supermarkets, a railway station and a ferry service to the Isles of Scilly .
