An entrance lobby and inner door opens at mid-level to a smartly fitted kitchen with soft closing cabinets and an adjacent dining area flooded by natural light coming through an elevated window and skylight at the rear.

To complete the accommodation on this floor is a bathroom W.C. with hand basin, shower over the bath and heated towel rail.

A feature spiral staircase with a polished concrete pillar and stairs made from the original church pews leads up to the first floor and a galleried sitting room with ornate wood panelling and comfortable seating arranged before an arched window looking down onto the patio area.

To one side is a restful library/games room with a well-stocked bookcase, the original wooden floorboards, an internal stained glass window and a further arched window with countryside views to the rear.

St Breward has a village store/P.O., The Old Inn pub and restaurant, and the highest church in Cornwall, all about a 10 minute walk away; there is also a children's playground in the village and riding stables just over a mile away.

For a wider selection of amenities, the towns of Wadebridge , Camelford and Bodmin are a 20 minute drive respectively and have a good selection of local shops and a sports centre with swimming pool.

The spectacular coastline and beaches at Trebarwith , Tintagel , Port Isaac and Polzeath are each about 10 miles, there are golf courses nearby, and the area abounds with rural footpaths; the Camel Trail can be joined at Wenford Bridge only two miles away.
