KITCHEN A newly re-decorated (2017), bright and attractive kitchen with 4-ring gas hob and oven, dishwasher, microwave, larder fridge/freezer and fitted units. Door out to lower rear terrace – an ideal place for breakfast.

UTILTY ROOM On the ground floor is a new refurbished (2014) utility room, with washing machine, tumble dryer, sink and units.

LOUNGE/DINING ROOM A large (28') and tastefully furnished room with ample dining space for eight, three comfortable double sofas, coal-effect electric fire and French doors/balcony overlooking the courtyard. Double glazed door out to lower rear terrace.

On the top floor is a further twin bedroom with built-in wardrobe, drawers and airing cupboard, plus a bunk-bedded room, ideally set up for children. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) included.

BATH/SHOWER ROOMS In addition to the en suite bathroom above is a newly refurbished family bathroom (on top floor) with bath, electric shower (over), w.c., vanity unit with basin, and heated towel rail. On ground floor is a shower room with power-shower, w.c., wash hand basin, shaver point, light, and heated towel rail.

CLUBHOUSE/BAR Accessed via stairs from master bedroom, a small timber clubhouse/bar with sink and fridge. Doors lead out to upper sun terrace.

TERRACES A beautiful, fully enclosed lower terrace with delightful York stone paving and a re-built (2014) stone wall is the perfect space for private al fresco dining. The upper terrace (almost 50' in length) is fully decked and provides a superb area for entertaining. Barbeque available. Limited views of the estuary across to East Portlemouth.

PARKING Allocated parking in the courtyard for one car only. Parking also available in long-stay car park (approx. 5-7 minutes walk) at additional cost.

OTHER INFORMATION Newly fitted, attractive Karndean flooring in most living areas, with carpet and tiled flooring elsewhere. Gas fired central heating and hot water. Wireless broadband available. Strictly no smoking or pets permitted.
