The Mill Cottage has been superbly renovated with great style and flair ensuring the period feel of the property which dates from 1780 has been retained yet making the property warm and comfortable.
Accommodation
Sleeps 7 – 4 bedrooms
A completely newly built kitchen at the back of the cottage with an integrated electric double oven cooker and microwave, dishwasher, fridge and a freezer box and a lovely new electric Rayburn – ensuring the kitchen and dining room are always warm; and there are original flag stone floors but with the benefit of underfloor heating.
Throughout the cottage there are numerous interesting photographs, pictures, painting and prints and some really lovely pieces of furniture and fabrics.
A downstairs cloakroom: With a hand basin and toilet.
A big utility room with another fridge with a freezer, washing machine and dryer, a sink and ample storage and work space. This is where the owner when the cottage is not occupied makes his jams, chutneys and other prerves.
The dining room has dining table and chairs and a very good wood burning stove.
The sitting room has sofas and chairs and again a large wood burning stove. There is a large framed copy of an original photograph of S42423 as it was at the turn of the last century and visually there is very little difference to the property now as then – except the woodland and hedge to the fields opposite has grown.

Bedroom 1: The Master bedroom is lovely with a high ceiling, great exposed great oak beams and a King sized bed. There is also a TV in this bedroom

At the back of the cottage there is a small but sunny private paved area – lovely for a quiet coffee in the morning. This delightful old mill cottage sits beside The Dulas Brook that rises up above Hay-on-Wye in The Black Mountains near Hay Bluff – this has always been known as the Border between England and Wales. Hay-on-Wye of course has everything a visitor usually wants with excellent pubs, cafes and restaurants. All the shops are independent, along with the many book shops are some lovely boutiques and gift shops as well the local butcher and baker; on a Thursday is Hay Market – a must for cheese and fish.
