ENTRANCE Access to property is via a flight of approximately 30 stone steps from South Town. A pathway then leads to the entrance porch which opens onto a roomy carpeted hallway with cloaks cupboard and telephone (free to visitors).

KITCHEN /DINING AREA Well equipped kitchen with fitted units, new Neff double electric oven and hob with extractor over, American fridge/freezer, microwave and dishwasher. Modern dining table and four chairs. Archway leads onto sitting room. French doors open out onto a sheltered sun deck.

SITTING ROOM A large bay window with cushioned seating and a full length window looking out to sea makes for a light and airy room, with excellent river views. Comfortable sofa and three single armchairs, TV with FreeSat, DVD and CD player/radio. Electric fire supplements central heating.

EN SUITE BEDROOMS Two: Master bedroom with double bed, two bedside tables, built-in cupboards, large chest of drawers, and dressing table. Patio doors onto balcony with patio furniture and wonderful river views. En suite bathroom (refurbished January 2017) with shower, w.c. and washbasin. Second bedroom contains two single beds, bedside table, chest of drawers and hanging space for clothes. Second en suite bathroom has shower cubicle with 'Mira' shower, w.c. and washbasin. N.B. Linen, towels and tea towels provided.

OUTSIDE Sun terrace off kitchen with patio furniture and super Southerly views to Dartmouth Castle and out to sea. Perfect for enjoying a sun drenched breakfast or lunch in the Summer months. The balcony off the master bedroom also offers superb harbour views.

PARKING A parking pass is provided, for one car, in the town centre Mayors Avenue public car park (subject to availability)/Dartmouth Park and Ride from 17th February 2017 until 16th February 2018. Restricted parking is available on-road near to property (unrestricted October/April inclusive).

OTHER INFORMATION The property has gas central heating. Children welcome but smoking and pets are not permitted. Free wireless broadband internet is available.
