A lovely cottage for two close to the South Downs with fabulous trails on the doorsteps; ideal for walkers and cyclists

S78142 is a separate property within the owners grounds, set with views overlooking the established gardens and tennis court. On arriving you will enter through the traditional stable door directly into the warm and welcoming lounge which offers comfortable seating with entertainment provided with Freeview television , wifi and a music system.

From the ground floor hallway you can then access the bathroom which comes equipped with a corner shower cubicle, WC and basin and, at the end of the hall, is the fully fitted kitchen with a dining area for two. Although every facility is provided in the kitchen, you do have the option to avail yourself of the many dining options at the local hostelries nearby.

The double bedroom is accessed from a small staircase in the living area. Beautifully light and decorated, it is a lovely peaceful space to relax with stacked bookcases to peruse and interesting prints on the wall.

The patio outside the cottage has a table and chairs for enjoying outside meals and barbecues in the summer months and there is a tennis court available for guests to use. This is an ideal cottage for keen walkers and cyclists as, leading on from the tennis courts through the private woodland area, you can access the Downs Link long distance path between Guildford and Shoreham. There is secure storage for bicycles available in an outbuilding and access to an outside hose if required.

Parking for one car is available directly outside the cottage.

Jolesfield and beyond

S78142 is very centrally situated to enjoy a lot of Sussex. The Downs Link , a 37 mile shared route for walkers, horse riders and cyclists linking the North Downs Way with the South Downs Way, is located just behind the cottage grounds. This provides easy access to a plethora of trails and routes to enjoy the stunning Sussex countryside.

West Grinstead Station on the old railway line between Horsham and Shoreham-by-Sea is now part of the Downs Link. It features a railway carriage just beyond the old platform that displays information on the local nature and wildlife in the area. The Downs Link offers excellent walking and cycling opportunities and if you head south from the old station you will soon enjoy beautiful views of the South Downs as you head towards the market towns of Henfield and Steyning.

The South Downs are within easy reach and the popular vantage points of Chanctonbury and Cissbury Rings are due south from S78142. They are both Iron Age hill forts although Chanctonbury Ring is the more famous of the two because of its ring of beech trees originally planted in 1760. To walk between the two rings is a distance of about three miles providing wonderful views over the Downs and out to sea while on clear days Chichester and the Isle of Wight are easily visible from Cissbury Ring.

Heading north the traditional market town of Horsham has good shops and restaurants to suit all tastes. It has retained much of its heritage with fine architecture on view, in particular along the Causeway which is lined with medieval homes that lead to the parish church of St Mary's. The Carfax is at the very heart of the town with open air cafes, bandstand music and street markets. The Saturday market features a large variety of stalls across the town and is worth calling in to see.

Just half an hours drive and you can be enjoying the variety of the Sussex coastline; from the bustling cosmopolitan city of Brighton to the traditional sea fronts of Worthing, Lancing and Shoreham. There's certainly nothing quite like a day at the coast, the smell of fish & chips and candy floss will bring back those childhood memories of the classic British seaside. Worthings seafront is centred around its historic Pier while smaller beaches at Lancing, Southwick and Kingston offer peace and tranquility and Shoreham Beach, with its vegetated shingle, is an internationally rare habitat which has been made a Local Nature Reserve.

There are historic houses and gardens nearby including Parham House and Gardens, Nymans Gardens, High Beeches and Wakehurst Place. Nymans Gardens is one of the National Trusts finest and is a garden lovers' home for all seasons, with extensive yet intimate grounds set around a romantic house and ruins – a place to relax all year round and enjoy a peaceful country garden.
