is a delightfully presented and very well equipped holiday home with lovely elevated views over Dartmouth and towards the River Dart, furnished to a very good standard throughout, and with a parking space for a small/medium sized car in Lower Fairview Road.  The recently upgraded accommodation over three floors (internally) is ideally set up for 2-3 couples or family groups with three good sized double bedrooms, three bath/shower rooms (one en suite), as well as a lovely light and sunny open-plan living area with level access to a good-sized terrace.Location The property is found towards the top of Fairview Road, 10-12 minutes downhill walk into Dartmouth and its array of boutiques, galleries, restaurants and tea rooms, as well as the picturesque River Dart. Blackpool Sands beach is just a 5-10 minute drive away whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.

VIEWS There are views from most rooms on the front elevation of the house, across the town towards the river in one direction and Jawbones Hill in the other.

ENTRANCE There are a number of steps down from Fairview Road (or up from the parking in Lower Fairview Road) to the main entrance at ground floor level. The entrance leads into a large porch with lovely mosaic tiles and space for coats, shoes, beach equipment etc.

KITCHEN /DINING/SITTING ROOM A stunning open-plan living area with French doors opening out to the terrace. A beautiful kitchen area has attractive hand-crafted base and wall units, corian worktops, and original oak flooring. It is very well equipped with 3-oven white Aga, Belfast sink, integrated dishwasher and fridge (with freezer compartment), and breakfast bar with two stools. The dining area comprises a large oak and steel table seating up to eight, as well as a comfortable sofa and wall-mounted TV. The cosy sitting area to the rear has two double sofas, wall mounted Smart TV, cupboards, shelving and various board games etc.

UTILITY/CLOAKROOM/SECONDARY KITCHEN Across the hallway from the kitchen is a cleverly designed space incorporating a utility area (with washing machine, tumble dryer, sink and units), cloakroom with w.c., and secondary kitchen equipped with four-ring halogen hob, electric oven and larder fridge/freezer.

BEDROOMS On the second floor is a large en suite master bedroom with King size bed, matching oak bedside units, drawers, wardrobe and dressing table with stool, and French doors to a small balcony with bistro table and two chairs (and lovely views over the town and as far as the river in the distance). The fully tiled en suite has a rain head shower, wash-hand basin, w.c. and heated towel rail. The second bedroom (at first floor level) has double bed, drawers and wardrobe, whilst a lovely third twin room has two single beds, bedside units, wardrobe and drawers. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BATH/SHOWER ROOMS In addition to the en suite above is a fully tiled family bathroom on the first floor with Victorian slipper bath (and hand-held shower attachment), wash-hand basin, w.c., heated towel rail and attractive mosaic tiles. There is a further shower room at this level equipped with a large cubicle and rain head shower, wash-hand basin, w.c., and heated towel rail.

OUTSIDE To the front of the house is a spacious paved terrace with views over the town, and furnished with a large garden table and eight chairs. Steps lead down though the garden area (over several levels) to the parking area below. N.B. For reasons of safety younger children must be supervised at all times in the terrace/garden area.

PARKING For one small/medium sized car in a private bay in Lower Fairview Road. Weekly parking passes can be acquired for the Dartmouth Park & Ride nearby
